A Note From Erin
440 kids. 189 feet. One giant leap.
Y'all, I am doing something that makes my knees a little weak just thinking about it. On Saturday, September 19, I will rappel down the 189-foot Regions Center in downtown Huntsville for Over The Edge 2026, benefiting the Kids to Love Foundation.
For most kids, a new school year means a fresh backpack and a familiar hallway. For a child in foster care, it can mean starting over at a school where nobody knows their name, without the supplies everyone else walked in with. Madison County averages more than 440 children in foster care each month.
Kids to Love has served children in foster care across North Alabama since 2004. Their More Than a Backpack program has delivered more than 5,000 backpacks, alongside work that includes trauma therapy, equine therapy, Camp Hope, Christmas For the Kids, emergency assistance, college scholarships, KTECH job training, and Bibles for Kids.
I recruited my friend and Technology Partner, Tim Greene of Greene AI Consulting, and together we are The Belay Believers. Our goal is $1,500. If this newsletter has ever been useful to you, this is the one thing I will ask in return.
Thank you for being in my corner. I'll carry every bit of encouragement with me over that edge. Erin

Valley Market Snapshot
North Alabama Combined Market
ValleyMLS · July 2026
1,472 Homes Sold |
$315k Median Price |
5,795 Homes on Market |
51 Avg. Days on Market |
2,158 Pending Sales |
+216 Sales vs. July '25 |
More sales, a modest price lift, and a market where preparation still matters. July sales climbed to 1,472, up from 1,256 a year ago, while the median price edged up to $315,000 from $308,000. Inventory was nearly level with last July, but the average time on market rose to 51 days from 44 — a reminder that demand is present, yet buyers are taking time to compare. With 2,158 homes under contract, the late-summer pipeline remains active; sellers should price and prepare carefully, and buyers should stay ready when the right home appears. |

Two good reasons to celebrate.
Real estate has never really been about property. It is about the people who get to start their next chapter there.
 | The McEacharns Texas → Hampton Cove, Alabama The McEacharns traded Texas for Hampton Cove and a home base in North Alabama. I was so happy to celebrate with them at South Oak Title. Welcome home, y'all — I know this next chapter is going to be a good one. |
 | The Corbetts More room, same beloved neighborhood The Corbetts liked their neighborhood so much that they did not leave it — they bought the house next door for more space as their family grew. Their first home with me, purchased three years ago, is now an investment property. That is a smart next step, and I could not be happier for them. |

♫ | Erin's Pick Huntsville Music MonthSeptember is Huntsville Music Month, and I love that our city makes room for local artists, favorite venues, and nights out that do not have to be complicated. Start with the official Music Month calendar, pick one free concert or event, and make an evening of it. |

Military Corner Three things for a fall PCS move.
1 | Work backward from your report date. If you are reporting in September or October, start the lender conversation and your home search now. A clear timeline gives you room for inspections, appraisal, and the unexpected without turning every decision into a rush. | 2 | Check the school zone before you fall for the house. A mid-year move has enough moving parts. Send me the address before you make plans, and we can look at the current school-zone information together before you write an offer. | 3 | Recheck your BAH and rate options before you set your ceiling. The numbers that shape your monthly payment can change. Confirm your current BAH and talk with your lender about today's options before deciding what feels comfortable. |

Home Tip Fall buyers are still out there — and they are usually serious. After Labor Day, there may be fewer people clicking around, but the buyers who are still touring homes often have a reason to move. That makes thoughtful pricing and a home that feels ready especially important. If you are considering a fall sale, walk through your front door with fresh eyes now. Clear the little projects, brighten the entry, and make the house easy to picture as someone else's next home. Small preparation gives serious buyers fewer reasons to hesitate. |
