July Is Peak PCS Month
If your orders are dropping this month, the clock is already running. Three things that will save your move.

If you want to close before school starts, you needed to start yesterday.
The math is simple: closing in August means an accepted offer by mid-July, which means pre-approval in hand right now. Lender pipelines are at their peak. Every day you wait is a day you're competing against every other PCS family in the Valley who had the same idea.

Don't house-hunt before you know the school zone.
Madison City Schools and Huntsville City Schools are both excellent — but they have different zones, different enrollment deadlines, and different feeder patterns. Before you fall in love with a house, text me the address. I'll send you the exact zone map and tell you what the middle school pipeline looks like.

Renting first? The good rentals are already gone.
Quality rentals near Redstone in the $1,800–$2,400 range are leased out by May. If you're arriving in July or August and haven't secured something, expect to pay a premium or look further out. I keep a short list of property managers I trust — reply to this email and I'll send it to you.

July Home Tip · From the Top-50 Playbook
Thinking about selling in the fall? The window to prep is right now — not September.
Every September I get calls from sellers who want to list in October. Half of them aren't ready — the deck needs painting, the HVAC hasn't been serviced, the carpet is overdue. They either rush it and list a house that shows poorly, or they wait until spring and lose six months of equity-building time.
Here's what I tell fall sellers to do in July:

1. Schedule your HVAC service now — technicians are booked solid in August and September. A clean service record on the inspection report is worth more than you think.

2. Walk the exterior with fresh eyes. Pressure wash the driveway, trim the overgrowth, paint the front door if it needs it. Curb appeal in October starts with work done in July.

3. Call me for a pre-listing walkthrough — no obligation, no pressure. I'll tell you exactly what buyers will notice and what's not worth spending money on. 45 minutes now saves weeks of back-and-forth later.
