A Note From Erin
Y'all, two things to share this month.
First, our Huntsville Market Center named me Top Individual Agent in both Volume and Units for April. I have to say it out loud because it still feels surreal — but only barely, because of the second thing.

10 years ago this May, I sold my first house. I had no idea what I was doing.
|
What I did know: real estate has nothing to do with property — it's about the people. A decade and several hundred closings later, I still feel that on every walkthrough. Five families found their place with me this month alone. That's the only reason these awards mean anything — every number is a person who trusted me with one of the most expensive, emotional decisions of their year.
Thank you to everyone who has supported me through referrals; it truly means a lot when you connect me with your family, friends, and co-workers. The trust you put in me by sending the people you love is what makes this work — and what made this month possible.
When I work for my clients, I'm all in for them and really care about their success, way beyond just the deal. I stay in their corner long after the keys change hands. Happy June, y'all.

Spring keeps rolling — and the numbers say what the showings already tell me.
In Huntsville and Madison County, 712 homes sold in April — up from 663 last year. The median climbed to $337k. Inventory is healthier (2,452 active listings vs 2,369), days on market ticked down to 52, and 1,350 pending sales are already in the closing pipeline. Across the Valley, 1,300 homes sold and the regional median rose to $309k — both up year over year. This isn't a frozen market; it's a healthy one. If you've been waiting for some 'right time,' this is what it looks like.

June Is Peak PCS Month
If you have orders dropping this summer, June is the high-volume month. Three things that will save your move.

Lock down the school zone BEFORE you sign anything.
Madison City Schools enrollment for fall 2026 is filling fast. Even within Madison, there are different zones — Madison Crossroads, Heritage, West Madison — feeding different middle schools. Before you commit to a house, confirm the zone. Text me an address and I'll send you the exact map.

Get pre-approved by mid-June or lose your August window.
Every PCS family wants to close in late August so kids start school on time. That means lender backlogs explode in late July. To actually close in August, you need to be pre-approved by mid-June and have an accepted offer by mid-July. Don't bank on a late-August close — too many things have to go right.

Verify your 2026 BAH before you house-hunt.
The DoD updated Huntsville BAH for 2026 — Redstone Arsenal rates increased modestly (officer rates more than enlisted). If you're planning to rent first, factor in that landlords here often quote at-or-above BAH on newer listings, and the recent rate increase has already gotten priced in.

June Home Tip · From the Top-50 Playbook
Selling this summer? Don't kill your showings to take that vacation.
Summer is the busiest selling season AND the busiest vacation season. They collide. Every July I have at least one client who lists their home, books a beach trip, and comes home to a stagnant listing because they refused showings for the week they were gone.
Here's what I tell people instead:

1. Time your launch so the first weekend of showings is before you leave. First-weekend traffic drives the whole deal arc.
|
|
2. Lockbox stays active. Dog boards. Kid toys packed into one labeled bin. Let any buyer-agent in while you're gone — schedule for the buyers, not around your trip.
|
|
3. Cleaning service the morning you leave AND the morning you return. $150 is the cheapest insurance you'll buy this summer.
