The spring market in North Alabama is officially in full bloom.
March 2026 saw a steady climb in activity across the Valley, with 1,221 homes sold — outpacing last year's performance. Across our combined markets the median sale price has stabilized at $300k, a slight edge over March 2025. Inventory is healthy with 5,251 homes on the market, but buyers are moving quickly: the average home is staying on market just 67 days. Huntsville and Madison County continue to lead the charge in volume with 646 sold at a $339k median.

The North Alabama Japanese Garden
Monte Sano State Park · Huntsville
The North Alabama Japanese Garden at Monte Sano State Park hosts its annual Japanese Spring Festival on May 3rd. If you've lived in Huntsville for years and never been, this is your month. The garden is entirely volunteer-funded, and in early May it's anticipated to be in full bloom — azaleas, Japanese maples, the koi pond, the whole thing.
It's also one of the most overlooked beautiful places in the Valley — a unique experience inside Huntsville that most locals drive past for years without noticing. Don't be that local.

Get pre-approved before your orders are finalized.
You don't need orders in hand to start the process. Lenders can pre-approve based on your BAH for the gaining station. When orders drop, you're ready to make an offer the same week instead of scrambling.

May Home Tip · From the Top-50 Playbook
Planning to list in August or September? Shoot your photos this month.
Here's something I wish more sellers knew: by August, Alabama lawns are fried, the azaleas are long gone, and the tree canopy looks dusty. Homes listing in the fall with July photos look dehydrated on Zillow. Homes listing with May photos look alive — and that is the entire game in the first 48 hours of a listing.
If you're even 40% sure you're listing this fall, book a photographer this week. Shoot the full exterior, the backyard, the garden beds, a drone elevation, and — if you're willing — the interior. Save the files. When we list in August or September, we use them as the primary gallery (with the standard "photos taken earlier this season" MLS note). I've done this on listings every year for the last several, and the first-weekend showing counts speak for themselves.
